Somewhere quiet to sleep during the loudest weekend of the year

Festival weekend is the one time Roswell fills up. Six people, one house, fifteen minutes from Main Street, with your own parking and a garden to retreat to when the costumes and the crowds have used you up.

Book earlier than you think you need to

This is the single most useful sentence on the page. Roswell is a city of modest size with a fixed number of beds, and for one weekend a year the whole country’s attention points at it. Lodging for festival weekend goes early, and the people who leave it late end up commuting from another town.

If your dates are anywhere near the Fourth of July, check the calendar now rather than in spring. A whole house that sleeps six is exactly the kind of listing that disappears first, because groups book it as one unit.

When the festival runs

The Roswell UFO Festival is an annual downtown street festival held around the Fourth of July weekend. The 2026 festival ran July 2–4, according to the organizer’s own site.

Next year’s dates are not published yet. You will find confident-looking dates for future years on aggregator sites; the organizer has not announced them, so we are not going to repeat a number we cannot stand behind. A wrong festival date is the kind of error that costs somebody a flight.

Why a house beats a hotel that weekend specifically

Your own parking. Downtown parking during the festival is the thing everybody complains about — Main Street itself closes for the street events. A wide private driveway fifteen minutes out, and one drive in and out per day, is a different experience entirely.

Somewhere to decompress. The festival is a lot: costumes, crowds, heat, noise, and a town three times its normal size. A covered patio with fans and a shaded lawn is where you recover between sessions. A hotel room with the curtains shut is not the same thing.

A kitchen when the restaurants are full. Every place downtown has a queue that weekend. Being able to feed six people at your own table on the night you cannot face another wait is worth a surprising amount.

Six people, one bill, three bedrooms. Splitting a house between a group is usually simpler than coordinating three hotel rooms and it puts everyone in the same place at the end of the night.

You can bring the dog. Pets are allowed and the garden is fenced, which matters more than usual on a weekend with fireworks in it — see the pet-friendly page.

This suits you if

  • You are a group of four to six coming for the festival together
  • You want your own parking rather than hunting for a space downtown
  • You would like somewhere quiet and green to retreat to between events
  • You are bringing children or a dog into a very busy weekend
  • You are booking well ahead

This is not for you if

  • You want to walk out of your room straight into the festival. Book downtown for that
  • You want the alien-themed novelty lodging experience. This house is the calm opposite
  • Your group is more than six
  • You are looking a fortnight out. It will very likely be gone
