How booking works

Five steps, all of them on Airbnb. This site is a place to find out what the house is actually like; the reservation itself happens somewhere with a calendar, a payment system and a dispute process.

A wide concrete driveway running up to the two-car garage, with crepe myrtles and lawn alongside.

Step by step

  1. Open the listing

Every 'check availability' link on this site opens the Airbnb listing in a new tab. That is where the calendar lives, and it is the only place with real availability — this site has no booking engine, deliberately.

  2. Pick your dates and party size

Enter the dates and the number of guests, up to the six-guest maximum. Airbnb will show you the live nightly rate, the cleaning fee, the service fee and the total for those exact dates. That total is the real number.

  3. Ask anything unresolved, before you book

Airbnb messaging goes to the host directly. This is the right moment for anything specific: the bed configuration in bedroom three, whether your RV will fit, connection speed for a working stay, or an accessibility question.

  4. Reserve

You pay through Airbnb, not through us. We never see your card details. Your booking is confirmed on their platform and sits in your Airbnb trips.

  5. Get the address

The exact street address and the check-in instructions come through after the booking is confirmed. That is standard practice for an occupied short-term rental and it protects whoever is staying there this week — including you, during your stay.

Why the booking goes through Airbnb

The obvious question about a site like this one is: why send you somewhere else at the last step? Two honest answers.

The first is practical. A single-property rental does not need its own payment processing, calendar sync and refund machinery, and building one would add cost and risk without adding anything you want.

The second matters more. This listing is new and has no guest reviews yet. If you booked directly with a stranger’s website for a house you have not seen, in a town you may not know, you would be taking on all of the risk yourself. Booking through Airbnb means their payment protection, their verified messaging, their cancellation handling and their dispute process all sit behind your stay. For a new listing, that is not a limitation — it is the single best reason to book with confidence.

We would rather point that out than pretend a direct-booking button would be doing you a favor.

What we do not handle

Payments, refunds, the cancellation policy and any dispute about the stay are all Airbnb’s, under their terms. Airbnb records this listing’s cancellation policy as “Limited”; rather than paraphrase what that means for your dates, read the exact terms Airbnb shows you at checkout, because they state them for the specific reservation you are making. Our terms of use set the boundary out plainly.

What we do handle is everything before that: questions about the house, the town, the garden and the practicalities. Ask us any of those.

Booking questions

What time is check-in and check-out?

Check-in is after 3:00 pm. Checkout is before 10:00 am.

Is there a minimum stay?

The listing does not publish a fixed minimum. Minimum stays on a short-term rental usually vary by season and by date, so the accurate answer for your dates is the one Airbnb shows you at booking.

How much does it cost per night?

We deliberately do not publish a nightly rate here. Short-term rental pricing moves with the season, the length of stay and demand, so any number printed on this page would be wrong within days. The live rate for your dates is on the Airbnb listing.

How do I book?

Through Airbnb. Every 'check availability' link on this site opens the listing, where you pick dates, see the live rate and reserve. Booking there means Airbnb's payment protection, verified messaging and cancellation handling all apply to your stay — which is worth something when a listing is new.

What is the cancellation policy?

Airbnb records the policy for this listing as 'Limited'. Rather than paraphrase what that means for your dates, check the cancellation terms shown on the listing before you confirm — Airbnb states them exactly for the reservation you are making.

Where exactly is the house?

In Roswell, New Mexico, in a quiet established residential neighborhood roughly fifteen minutes from downtown and the UFO Museum. Like most occupied short-term rentals, the exact address is shared with you after you book — that is standard practice and it protects whoever is staying there this week.

Do I need a car in Roswell?

Realistically, yes. Roswell has no meaningful public transport network, the house is a residential fifteen minutes from downtown, and the best things nearby — Bottomless Lakes, the wildlife refuge, Carlsbad Caverns — are all drives. If you are flying into Roswell Air Center, check car rental availability with the airport directly when you book your flight.
